Glossary

Assets

Goods and rights with monetary value owned by a company, institution, or individual.

Real Estate

Refers to land and permanent structures added to it, such as buildings.

Blockchain

A decentralized digital ledger technology that securely and immutably stores data in linked blocks. Each block contains a set of verified transactions and links to the previous one, creating a transparent, tamper-resistant chain. Used in cryptocurrencies, smart contracts, and other systems, this technology enables asset transfers and information verification without intermediaries.

Compliance

Adherence to laws, regulations, standards, and internal policies that a company or individual must follow to operate ethically and legally. It includes practices and controls to prevent legal, financial, and reputational risks, ensuring operations align with regulatory requirements and integrity standards.

Due Diligence

A thorough investigation and analysis conducted before a major transaction, such as an acquisition or investment, to assess the financial, legal, and operational situation of a company or asset. Its purpose is to identify risks, opportunities, and validate the information provided, ensuring informed decisions and minimizing potential contingencies.

Expatriates

People who reside temporarily or permanently in a country other than their homeland. Expatriates may move for work, education, or personal reasons and often face challenges related to cultural, legal, and tax adaptation in their new environment.

Trust

A contract by which a person or entity (trustor) transfers assets, rights, or funds to a fiduciary institution to manage or allocate them for a specific purpose benefiting one or more third parties (beneficiaries). Trusts are common in real estate transactions, investment management, and estate planning, providing security and control over asset use.

Property Fractionalization

Dividing ownership of a property into smaller portions or “fractions” that can be acquired by different people. This allows multiple investors to own a proportional part of the asset, enabling real estate investment without needing to purchase the entire property.

Collateral

A backup asset with equal or greater value than the loan provided. In case of default, the collateral serves as payment for the obligation.

Notary Fees

Fees associated with transactions processed by notaries or public brokers for the registration of transactions and/or vehicles in the Public Property Registry. These are generally divided into taxes and notary fees.

Operating Expenses

Expenses exclusively attributed to the operation and ownership of a business or property. For properties, these generally include property taxes, insurance, utilities (water, electricity, etc.), and management fees.

Mortgage

A loan specifically for the purchase of a property, where the property serves as collateral.

Inflation

Inflation is defined as the general and sustained increase in the prices of goods and services within a country over a specific period. This economic phenomenon causes a decrease in purchasing power, as the same amount of money buys fewer goods and services due to rising prices. In summary, inflation implies a depreciation of the currency and negatively impacts consumers' buying ability.

Industrial Properties
Developments intended for industrial use, such as warehouses, factories, or industrial parks.

NFT

A unique and verifiable digital asset on a blockchain that represents ownership or rights to a specific item, such as art, music, videos, or virtual goods. Unlike cryptocurrencies, NFTs are not directly interchangeable, as each one has unique characteristics and value.

Appreciation

The increase in the value of an asset, especially in real estate, due to external factors such as infrastructure improvements, urban development, or rising demand in the area. Appreciation represents a potential gain for the owner, as they can sell the asset at a higher price than when it was acquired.

Project

A set of planned and organized activities aimed at achieving a specific goal within a defined time, with specified resources and tasks. Projects are usually unique, with a clear beginning and end, and aim to produce a concrete result, such as a product, service, or improvement within an organization or community.

Yield

The profit generated by an investment over a specified period, usually expressed as a percentage of the invested capital. It indicates the profitability and efficiency of an investment, considering factors such as interest, dividends, or increases in asset value.

Smart Contract

A self-executing digital program on a blockchain that automatically enforces terms and conditions set between parties. It operates without intermediaries and ensures that agreed-upon actions, like asset transfers or payments, are securely and transparently carried out once conditions are met.

Sustainable

A characteristic of processes, practices, or systems that meet present needs without compromising resources and well-being for future generations. It implies a balance between economic growth, environmental care, and social responsibility, promoting efficient resource use and minimizing negative environmental impact.

Tokenization

The process of converting physical or digital assets into digital units (“tokens”) on a blockchain, allowing for fractionalization, transparency, liquidity, and reduced intermediaries. This facilitates access to and investment in traditionally illiquid assets, such as real estate or art.

Profit

The financial gain a company or individual earns after subtracting costs and expenses from income generated within a period. It represents net earnings and is a key indicator of profitability and operational efficiency, which can be reinvested in the business, distributed to partners or shareholders, or reserved as savings.

Web3

The new generation of the internet using blockchain and decentralization, enabling users to interact and transact without intermediaries. In Web3, digital assets and data are under direct user control through digital identities and decentralized applications, promoting autonomy and privacy.
